Arizona Rental Lease Agreement Forms and Templates


The Arizona lease agreements allow a transaction to be made between a person seeking to rent property from an owner. The owner will usually decide how much of a Security Deposit (maximum of one and a half (1.5) month’s rent) to be paid based upon the potential tenant’s credit rating and employment status. The most typical type of contract term is 12 months.

  • Rental Application – Allows for a Landlord to legally view a potential tenant’s employment, housing, and credit history. Landlord is allowed to charge a nonrefundable fee for providing this service.
  • Standard Residential – Permits a tenant to occupy property in Arizona from a landlord in return for monthly rent. All payments are recurring and there may be a fee for late payment and even the possibility of eviction. Both tenant and landlord must adhere to all the terms and conditions or else the agreement may be broken by either party.
  • Commercial – For a landlord seeking a business entity or individual for commercial use of the premises. Terms are usually more than a year and if it is a start-up business the landlord is recommended to seek a personal guaranty from the tenant.
  • Monthly – Create a short-term rental arrangement that renews every month as long as payment is made by lessee. Either party may modify or terminate the contract with at least thirty (30) days notice to one another.
  • Sublease – Allows a person that is under a rental agreement with a landlord to get a new tenant to occupy and pay rent on the property. The rent paid by the new tenant is negotiated between the parties and does not have to be the same amount the original tenant is paying the landlord. Although, the original tenant, whether paid of not by the new tenant, must pay the landlord in accordance with the original lease agreement on the property.

Common Landlord-Tenant Laws

  • Security Deposits
    • There is a maximum of one and a half (1.5) months’ rent that can be required by the landlord
    • Landlord must return the deposit within fourteen (14) days – If any deductions, an itemized list must be included
  • Disclosures
    • The landlord must provide to the tenant the names and addresses of all managers of the property
    • If the property has a pool, acknowledgement of the rules and safety information must be attached and a receipt must be signed by the tenant
    • If the living unit on the property was built prior to 1978 the lead paint disclosure must be attached and signed by the tenant
  • Access
    • Unless a service request or an emergency exists on the property, the landlord must provide at least two (2) days’ notice before entering the premises
