The Connecticut purchase and sale agreement can be used to start the process of a contract where a buyer will negotiate a price with a willing seller of property. It is recommended to have a real estate agent or attorney conduct the transaction to ensure that all disclosures and State rules are met during the course of the deal.

In the agreement, there should be a set time (“disclosure period”) for the buyer to have access to the property and make any and all the inspections and test he or she would like. This most commonly includes; Radon, roof, building, and any other that the buyer deems fit for further review. If any defects are found it is typically negotiated between the buyer and seller as to how much should be taken off from the sales price unless the seller elects to cure the issue.
