A Florida quit claim deed works much like a bill of sale, but for real estate. The document transfers the title from one person, known as the seller, to another, known as the buyer. A notary must be present in order to witness the signatures. After completing, the deed must be recorded in the county where the property is located (See list of counties in Florida).

Tips
- Before authorizing, the Buyer should make sure that all taxes have been paid and that there are no pending liens on the property. If not, the new owner will be responsible or else the deed may not be recorded.
- It is always best to have a Warranty Deed when available to ensure that the title is in fact valid.
