The estoppel certificate should be filled in by the tenants on a property to verify the status of a lease that is in place. Typically this is required when a landlord is seeking to take out a loan on the property or in the event of a sale so that the bank may confirm from both parties that the lease details are true and accurate.

It is recommended for the landlord to fill in the details of each lease on the property and have the tenant review and authorize. If the property owner expects the lessee to complete all the fields on his or her own the form will probably not come back unless there is some sort of incentive.
After completion return to the financial institution that is making the request
This form is to serve as a guide as to what the questions will be asked by the bank including but not limited to;
- Lease Commencement Date
- Expiration Date
- Current Monthly Base Rent
- Security Deposit(s)
- Monthly Rent Paid Through (Add Specific Dates)
- Options to Purchase That May Exist
- Copies of All Amendments
- Any Notices by Landlord or Tenant
