Download the Connecticut rental agreements to write specific contracts that allow a Tenant and Landlord to create terms and conditions for a lease arrangement. The forms allow the occupation of property with payment being due on a specific day in the month recurring for the length of the term.

  • Rental Application – Use to get a potential tenant’s credit history before leasing on a residential or commercial property. The landlord or representative has the legal authority to check the person’s credit, background, and references with permission by their signature on the bottom of the form. The landlord may charge a fee for providing this service.
  • Residential (1-Year) – Lets a person that owns property (Landlord), or acting in the presence of, be able to create a relationship with someone else (Tenant) which allows for the occupation of the space in return for rent. The standard length is twelve (12) months but can be as long or short of a term as desired by both parties.
  • Month to Month – Lets a person be able to occupy property for thirty (30) days at a time. The contract never ends as long as each party keeps up to date with his or her terms of the agreement but can be changed or voided at anytime with “reasonable notice” to the other party as per Section 47a-23.
  • Sublease – Is the renting of property from a tenant (‘sublessor’), that is legally under a lease for a fixed term, to sublet a portion or the entire property to another person (‘sublessee’). The sublease length may not go beyond the master or original lease agreement end date. All responsibilities of the sublessee fall onto the sublessor including vacating property, rent payment (landlord is due their money no matter what happens), and any damage incurred.
  • Commercial Lease Agreement – For business entities and individuals looking to lease retail, industrial, or office space for professional use from a property owner or manager. Many landlords have to build the space to fit the tenant’s needs, therefore it is common for a lease guaranty to be used in addition to screening through an application.

Connecticut Landlord-Tenant Laws

      • 62 years old and older – One (1) Months’ Rent
    • Returning – The landlord must give back the tenant’s deposit within thirty (30) days or else be liable to pay the tenant double the amount that was due as a penalty
  • Rent Payment – The tenant has nine (9) days after the day rent is due to pay until late charges become in effect
  • Access – According to State law the landlord must give “reasonable notice” although the exact amount of time is not defined.
