Download Tennessee rental agreements for a landlord to allow a tenant to occupy their space.   • Rental Application – A tenant that is looking to rent property from a property owner or manager will need to fill in this form to prove their financial credibility. A landlord has the right to charge a nonrefundable fee for this service and usually this process takes 2 to 3 days. If the tenant is approved a rental contract will be issued for authorization.
  • Residential Lease Agreement – Template allows a landlord to legally enter into a binding contract with a lessee. Typically a one (1) year arrangement and both parties will be bound to the terms and conditions until the end date. Once the agreement is signed and the tenant has paid all necessary deposits and initial rent payments will keys and access to the premises be granted.

Common Landlord-Tenant Laws

  • Security Deposit
    • Limit – There is no statutory limit and the landlord may require as much as deemed necessary from the tenant
    • Returning to Tenant – The landlord must send the deposit back within thirty (30) days minus any deductions
  • Access by Landlord – No notice is required by the landlord before entering the property for non-emergency use
  • When is Rent Due – Although payment is expected on the date specified in the agreement, a penalty may not be legally assessed until it is five (5) days late.
