The 30 day notice templates are generally for month to month tenancies where either party, being the landlord or tenant, may choose to write a letter to cancel the lease. This template may also be used for leases with any type of thirty (30) day kickout clause that allows one of the parties to cancel the agreement with proper notice.

With the rent increase template, the landlord may also choose to increase the rent of the residential property with one (1) month’s notice. In this case be sure to check with all local and State authorities to make sure the rental increase is pursuant to all laws.

How to Write a 30 Day Notice

Step 1 – Check with the local and State laws to see what the laws may be. For all month to month leases, Nolo has the required notices by State that the landlord must give in order to be legal.

Step 2 – Once you have identified that in fact you may be able to evict the tenant or let the landlord know of your intentions to vacate, download the thirty (30) day eviction form that fits you;

Step 3 – After completing the form you will need to serve it to the other party. You may do this by slipping it under their door at their address or, the recommended way, of sending the letter via Certified Mail Return Receipt. Usually after receiving the letter the other party will contact you, in case they do not it is important to keep the receipt in case they try to claim they never received it.
