Nebraska Rental Lease Agreement Forms and Templates


Download the Nebraska lease agreements that let a Landlord or Property Manager rent space or a family dwelling to a Tenant for monthly payments. Both parties must abide by the language agreed upon in the agreement and once the form has been authorized by both parties it becomes legally binding. If either party has any questions each should refer to Chapter 14 of the Nebraska real estate commission in reference to the Landlord and Tenant Act (Uniform Residential Landlord Tenant Act).

  • Rental Application – Allows a landlord to fairly review a potential tenant’s credit, employment, and previous rental history information before authorizing a lease agreement. It is recommended that the rent be no more than 33% of the tenant’s monthly income.
  • Residential Lease – Permits an owner of property to engage in a real estate contract with a tenant by authorizing their occupation of residential property in return for monthly payments for a fixed period of time. Both parties must adhere to the terms and conditions as agreed upon.
  • Sublease – Allows a person that is currently under a lease agreement to be able to rent the same or portion of the property to someone else. This type of rental arrangement is common around universities and in urban areas with roommates type situations. The agreement may be any amount as negotiated by the parties and if the sublessee does not pay rent for a given month, the original tenant is still obligated to pay the landlord as stated in the master lease.

Common Landlord-Tenant Laws

  • Security Deposit
    • Maximum
      • No Pets – One (1) months’ rent
      • Pets – One and a quarter (1.25) months’ rent
    • Return – Landlord must give back the deposit within fourteen (14) days from the end date
  • Access – Landlord must provide at least twenty four (24) hours notice before entering the tenant’s property
  • When Rent is Late – There is a five (5) day grace period so rent cannot be charged a late fee or any eviction may not be able to begin until after that date.
