Colorado Rental Lease Agreement Forms and Templates


Colorado lease agreement allows for a person that owns property to rent space to someone else in exchange for money. The details of the agreement can be anything as negotiated by both parties and usually a landlord will verify the tenant’s income and credit through an application. If a simple credit check is done the process may only take fifteen (15) minutes, but if there is a more thorough effort it can last up to a couple days. When the tenant is approved a lease will be ready for signature and once authorized with the required deposits will the contract become legal and the access to the property be given.

Rental Application – It is highly recommended that all Landlords screen their future tenants to verify their credit, income, and prior rental history before entering property or signing a lease agreement.

Standard One (1) Year – The most common real estate document in Colorado that allows for the relationship of a tenant to rent property from an owner in exchange for rent every month during a fixed term. The typical time-frame is twelve (12) months but it can be any period agreed by the parties.

Month to Month – Is an on-going relationship between a landlord and tenant any side may change the terms of the contract with at least thirty (30) days notice. This means that the Landlord may evict, raise rent, or change any part of the agreement as long as sufficient written notice is made to the Tenant and the Tenant has every right to do the same.

Sublease – Permits a person that is under a lease agreement to be able to re-rent the property to someone else as long as he or she is allowed to in the original lease agreement. The new tenant may be subject to pay any rent amount as negotiated between the parties and does not need to be the same as stated in the original lease.


Colorado Landlord-Tenant Laws

  • Security Deposit
    • There is no cap, the landlord may request as much as necessary
    • The landlord must return at the end of the lease no later than thirty (30) days unless it specifically states in the contract that it can take longer. Under no circumstances can the process take more than sixty (60) days.

    • The landlord does not have to give any notice before entering the property
  • Disclosure Form
    • Lead Based Paint – For residences that were built prior to 1978. The tenant must sign the document and it is recommended that it be attached to the contract
