Download the Pennsylvania rental agreements that allow a Landlord to let someone else occupy their property in exchange for rent on a monthly or weekly basis. This type of lease arrangement is typically on a yearly basis but can be at any time desired by the parties involved. Once the document has been signed by both lessor and lessee, it is legal and both parties will be held accountable. If either party has any questions they should view the Landlord-Tenant Act read their rights and responsibilities.

  • Rental Application – Provided by a landlord or property manager in order to verify a potential lessee’s credit and employment to make sure that the future payments will be made on time. With the authorization of the applicant, he or she grants the selected agent to lookup any and all credit, previous employers, prior landlords, and any other persons referenced on the form. It usually takes 2 to 3 days for the application to be processed and a approval decision to be made for the issuance of a lease agreement.
  • Residential Lease – Approved by the Landlord Association of Pennsylvania, allows any property manager, real estate agent, or landlord to legally rent property to another person in exchange for payment. It is recommended that before authorizing any type of agreement that a thorough check of the tenant’s credit be completed through a rental application. This will ensure that he or she is able to pay the rent every month (It is advised that the rental amount should never be more than 33% of a person’s monthly income).
  • Sublease – Allows a person that is subject to a lease to be able to rent the same property (or a portion thereof) to someone else. It must be allowable in the original rental agreement and the landlord should be notified nevertheless. Make sure the sublessee is credible as all rental payments due to the landlord remain the original tenant’s responsibility.
  • Month-to-Month – Often times referred to as a tenancy at will, this type of rental contract allows for the tenant to not have an end date and as long as payment is made on the first (1st) of the month, or any other date agreed upon, the contract renews for another period. The landlord or tenant has the option to terminate the agreement at anytime with at least thirty (30) days’ notice prior to the next payment period.
  • Commercial – For landlords of retail, office, or industrial space seeking a tenant that will conduct business activities. The landlord should always verify with the State, if it is an entity, that the business is up to date and current with all it’s filings at the Secretary of State office.

    • Returning – Must be given to tenant within thirty (30) days from the contract end date
  • Access – Landlord may enter the property at anytime and without notice
  • When is Rent Late – Any time after the due date specified in the agreement. No grace period.
