A roommate agreement is a shared housing contract whereas two (2) or more individuals, usually in urban or university areas, decide to band together to rent an apartment or home with the intentions of splitting the costs. In order to make a roommate agreement legal, all State laws should be followed and the following disclosures should be attached;
- Lead-Based Paint – Must be attached to the lease if the housing unit was built prior to 1978. This form acknowledges the presence of a paint containing the toxic chemical ‘lead’.
- Move-in/Move-out Checklist – This document should be used to protect the roommates’ Security Deposit from the landlord. The form is filled in by viewing all rooms of the rental unit and checking for any type of damage that may be in existence. Whatever is noted on the checklist is not allowed to be deducted at the end of the lease term.
