Minnesota Rental Lease Agreement Forms and Templates


Download the Minnesota rental agreements that allow a person to occupy property from a property owner or manager in exchange for payment. The standard period is one year but can be an time-frame as negotiated by the parties. For any questions about a lessor or lessee’s legal rights they should refer to the Landlord and Tenant’s Rights and Responsibilities issued by the attorney general’s office.

  • Rental Application – Approved for use by the National Association of Independent Landlords and allows a landlord to fairly review a tenant’s credit and references provided prior to signing an agreement.
  • Standard 1 Year – Use this lease agreement that has been approved by the Minnesota BAR for any Landlord to rent property to someone else for a set period of time. It is recommended before entering into an agreement that the Landlord verifies the Tenant’s credit through the use of a rental application.
  • Sublease – If you are under a current lease agreement and would like to rent the same property to someone else. You may negotiate any type of rental arrangement you would like as long as the term does not go further than the original term of the lease between the Landlord.

Common Landlord-Tenant Laws

  • Security Deposit
    • Maximum – No limit on how much of a deposit the landlord may require
    • Return – Within Twenty one (21) days of the lease agreement’s end date. If the building was condemned, the deposit must be given back within five (5) days.
  • Landlord’s Access – No State time limit but says the landlord must provide “reasonable notice” before entering the property
  • Rent Due Date – There is no grace period for the State of Minnesota, rent is due on the date stated in the contract
